Annual Assessment                                                        
$204.60 per lot
Due annually on March 1 and covers the time period of March 1st to last day of February of the next year.

SPECIAL FUNDS:

Road Fund
Road Fund $71.43 per owner
Due annually on July 1 and covers the time period of July 1st to June 30th of the next year. 

Lake Fund
$54.89 per owner
Due annually on October 1 and covers the time period of October 1st to September 30th of the next year. 

Notes:
All funds increase annually with the cost of living (CPI-W).

All delinquent accounts are subject to a 9% annual finance charge applied monthly.  If an account is over 30 days delinquent for any of the three separate fees, an additional one time charge of $50.00 is added for each fee that may be delinquent.     

Each fee has its own schedule and is treated separately from the other fees. 

An original statement is mailed for each separate fee and is due as indicated by the dates above.  A second statement is mailed when the $50 late fee is added (see date above). There is no statement mailed between these two actions.

Once an account for a separate fee has been sent to the collection agency, Heritage Lake can no longer bill for that fee but will send statements for other future fees.  A member could have accounts due at both the collection agency and at Heritage Lake.

Appeals to the addition of the $50 late fee are to be sent in writing to the Heritage Lake Office.  The late fee can only be refunded and not waived (pay first and appeal for a refund).  The Board makes this decision.

Members can pay all fees up-front as one lump sum or may “pay ahead” to create a credit balance.  Statements are not mailed if there is no outstanding balance due.

Sign up for automatic deductions at the Heritage Lake Office.

We take care in preparing the statements and verify that one has been sent to each property owner.  Once the statements leave the office, there is no way to verify that they reach their destination.  Please take note of the due dates.  Statements are sent 3-4 weeks prior to those dates.  If you have not received a statement, please notify us.  Non-receipt of a statement is not considered a valid excuse for not paying timely and late fees will still be added to your account.   Put the dates on your calendar.  It is your responsibility.



Amenity Fees

Lodge Rental Fees:
TYPE 1 rental / Member present & in charge $125.00
TYPE 2 rental / Member rental wedding receptions and large parties (100 or more guests) $250.00
TYPE 3 rental / non-member rental $250.00

Refundable security deposit required $50.00

Pool Rental Fees:

For two hours $100.00
If Pool Manager decides two life guards are needed $150.00
Refundable security deposit required $50.00

Pool Fees:
Daily Fee (over age 6): $2.00 Members and $3.00 Guests

HLA member Season Passes: $50.00
per immediate family (residing in same household up to 5 members then $3 per additional immediate
family member [including babysitter])
Non HLA member Season Passes: $75.00

Camping

Cost for groups is $20.00 for the week or weekend. For individuals, camping fees for improved sites are $5.00 per night; unimproved/tent sites are $3.00 per night.

Other Fees

Traffic Citation Fees:
If paid within 30 days: $50.00
If paid within 31 to 60 days: $100.00
If paid after 60 days: $150.00

Buyer Transfer Fee $25.00 per lot

Road Weight Limit Violation      $500.00
